Investment Info:Small multi-family (2-4 units) buy & hold investment.

So Im getting ready to start marketing in about two weeks but I recently went to a attorney to have him review my purchase and sale agreement contracts and he told me to use a multi-board residential real estate contract instead.

Investment Info:Large multi-family (5+ units) buy & hold investment.

I know it is valuable to that investor because then he would be able to knock down both if he wanted to and put up a multi family unit.

And the paperwork can always be done by the Realtor on the other side, they are always anxious to help out as long as you sign the agency paper.The problem can arise if you don't have a Realtor and the other party doesn't either....who does the MLS paperwork?

We personally buy multi-family and put at least 1 STR in the building or 1 per every 4 units.

In this scenario I'm giving up a lot of equity but feel I could scale my business and eventually move this into larger multi family deals.  

The world of real estate is vast though and the approach that I want to take (lending, commercial, multi-family, single family, etc.) is where I am unsure where to start.
