I have looked at some houses in pretty rough shape fromFormer owners destroying the house - graffiti to holes in the wall to smashing out windows.

In the meantime, my contractor used epoxy to seal the hole and told the tenants not to use that shower/tub (they have another bathroom to use). 

Closing costs, twice, holding expenses, you're in the hole. :) 

His mother lives nearby, and our friends are on Pupek...are you familiar with the "hole in the wall"?

I have signed 3 year lease and than had a mitary technicality try to find a loop hole out of it.
