I've renovated 95% of the first floor and am working on turning the unfinished basement into some pseudo finished space by closing off the mechanicals into their own room, painting, changing the lighting, and doing something with the floors and ceilings.Tomorrow morning I'm going out looking at properties to potentially buy a 16th.

Buyers performance on parcel B is secured with a 2nd mortgage (note and deed of trust) against parcel A - with an cancellation clause for seller without penalty or payment within 6mo.Own both parcels outright, no houses on parcel A, renter owns a mobile home on parcel B and the contract stipulates they can finish their lease on parcel B.Does this appear to be a secure approach with parcel B?

FHA guidelines say you must occupy the property within 60 days of purchase, which should give you ample time to repair/replace the necessary mechanical systems to make the house habitable.

Title insurance is your piece of mind, knowing that if something were to come up after you close like a mechanics lien etc, you wouldn't be liable.

I've all but given up on BP from my phone due to the "floating menu bar", so had not noted those links are not present on the mobile .... -1 for interface consistency.
