I'm currently living with my parents rent-free, so I have the flexibility to wait before house hacking.Considering these factors, would it be advisable to rip out the carpet and install LVP flooring now, or should I wait until I move out to make the change?

I get the less leverage aspect makes you more vulnerable to the underlying house price, but the lack of debt gives you the ability to maneuver around that & its likely a high house price point will appreciate more than the average over the long haul but these are just two years in, you got to wait till really year 8 to start trading the equity. 

When you mention over-leveraging, are you suggesting I should be using private money instead of hard money?

I saw there was a new House Bill that came through last year (2023), and added a new subsection to RCW 59.18.280 which does mention RCW 59.18.260 about the checklist requirement for the security deposit:(4) The requirements with respect to checklists and documentation that are set forth in RCW59.18.260 and this section do not apply to situations in which part or all of a security deposit is withheld by the landlord for reasons unrelated to damages to the premises, fixtures, equipment, appliances, and furnishings, such as for rent or other charges owing.This is the new "exception" (per the title of the RCW59.18.280).

Wait.... so they charged you 3 hrs total to do both jobs....or 3 hrs for each one of the jobs, so a total of 6 hrs labor?

I was considering buy from builders and waiting 1-2 years to resale it.

I do feel bad when it takes a day or two to get a replacement unit but I explain I’d be waiting at my home if mine failed as well.
