It is harder than you think- It's crucial.The third defense is to be a good customer -  list the details of the job, have the materials selected and purchased or be quick to answer questions.  

That still leaves plenty for me to do, including ripping out carpet and tossing out tenant-left trash, buying all materials, changing light fixtures, changing blinds, installing fans, and a dozen other small tasks that it takes to get an apartment move-in ready.Besides renovating the interior of apartments, we’ve also spent considerable sums on HVAC and windows.

We purchased the home for about $90k, bought $8k in materials (and a lot more sweat equity in to it), and sold it for $113K.

You will still have to put some up for marketing material.  

Hello I am new to all of this however I am thinking about wholesaling real-estate any advice on how to get started I have been reading all the material here on the bigger pockets site and other sites.

Dates, money, scope of work, materials, anything you can think of.

There's a lot of material on here that makes people believe I never bought a single piece of property but let me give a 10+ unit building a go.

Differentiate between normal wear for components still serving well versus material defects. 

In my experience, drywall and paint are conflated in some markets and treated as different trades in other markets.When in doubt, it is easy to go materials suppliers (drywall specific, or paint specific, not the lumber yard that has a pile of drywall in the back).  

Don't confuse Active Participation with Material Participation.Mr.
