Hi all - I am looking to expand my portfolio in LV and was wondering what people were buying in how the market is today.

Arranging schedule of various trades and balancing the good ones with the ones that are available.Permitting and inspection issues (should be a non-issue, but last house we had a new inspector that seemed like he had something to prove and nitpicked what I view as non-issues).Market swings impacting ARVs, or in the current market: are we going into a recession before the house can be completed?

Do that in your post and ask what are you missing before deep diving and looking for numbers or marketing analysis.

I can only share about marketing side so cash buyers can be pulled from tools and can be reached from text marketing

But recently I came to learn that deals that are outside of the MLS are better in making investments than the MLS ones.The thing is, I don't know where to begin to see of the off market deals.

It’s a market rate 2 bedroom 2.5 bath townhome in a community that’s a mix of market rate and work force homes.  

@Kevin Luttrell I’m likely in a smaller market but I pay by check as soon as the cleaner sends me the invoice.

However, in today's market conditions syndicators that are pushing a hold period under 5 years would seem to me that they are being too aggressive on assumptions.
