I’m guessing it’s obviously “legal” as the city either designed and built it or accepted it after it was built. 

It's nothing special but I designed it in a way to help me understand if the deal is good or not and includes other things like 1% rule, holding cost, cost of projects, and other details that aren't found the BP calc.

My understanding is R-X designation indicates residential where X is the number of dwelling units per acre allowed.I fully understand why a second dwelling unit could not be created on this R-1 zoned lot of about .6 acre:4420 Village Dr, Fairfax, VA 22030I do not understand why a second dwelling cannot be created on this R-2 zoned lot of about .6 acre:8909 Bordeaux St, Alexandria, VA 22309That the second property is not sub-divisible was mentioned to me by a realtor, not the county.

For now I enjoy the work (I actually love going to work) and have learned more in 3 years flipping than I have in 4 years of college, 5 years being in design/construction admin, and 2 years as a project engineer then manager for a commercial GC.I value the working knowledge I gained and it shows when hiring and speaking with subs.

@Rudy HerreraIf you really have trouble visualizing it, you could try to learn a CAD program so you can draw yourself a picture but this might be extreme.You might try working with a designer.
