We will finance the 25% down with a loan at 3% from a life insurance policy loan and hope for the best on the conventional investor loan we will have for the purchase money.

With rates at this level I an not sure places will cash flow at 80% loan value.

But, will it be possible to secure another loan ?

This is a very short term loan which is typically repaid same day. 

Student loan debt of 40k, paying 700/month (20k at 4% paying 200/month and 20k at 0% paying back parents 500/month).

With housing prices skyrocketing, the increasing cost of raw components and lumber, and labor shortages, the idea of owning a piece of income property is just not in the cards anymore for many individuals.

I would obviously be sacrificing hard cash flow though since I would then have two homes with two loans rather than one free and clear.
