The problem I'm having is determining what the ARV will be because there are no good comps within the last year.

Last month they stated they had secured an SBA loan but that fell through.

Last thing I want when I come home is to have to deal with instability in my own neighborhood.

Unfortunately saved me 2x in last year - both for water damage in 1 bathroom apartments, required move-out.

The thing is that I am a Marketing major student as of now, but my big realization began last year when I realize that marketing is definitely not my passion, and that I wanted to dedicate myself to something I really loved and liked doing for as long as I worked, I saw real estate as a great option for me and I’ve been trying to learn about the market and about the business itself. 

I'm not ruling out buying turnkey properties (bought one in KC last year).

Packwood has been hot in the last couple of years.

Last year it made it through one chamber of CA legislation before getting shelved.
