When we have someone move into one of our new constructions before their loan is ready ( to accommodate them not having to live in a hotel) we then have them release EM and sign rental agreement. but even that's a risk because if they holed up it could take 90 days to get them out. as you probably know suing someone is very time consuming and expensive.. would it not be best to just resell.

If you have to call them first you may want to look up beenverified they list phone numbers and mobile numbers.Quick Tip on Wrong NumberIf the numbers are wrong alway's ask them "Hey, I know I dialed you by mistake, real quick would you know anyone that wants a cash for their home, quick sale, and fast closing by any chance."

[This is the weak point where your friend could take your money.]Do NOT receive the refinance loan proceeds from the title company (except proceeds in excess of your friendly loan, if any and normally not).Refinance loan proceeds must be sent to your friendly lender otherwise two things occur: 1) the refinance lender and/or the title company gets suspicious this is not really a refinance, which may kill the refinance loan and; 2) you don't get the discount on the title insurance due to buying title insurance again within a short period due to refinancing (in Texas) because you’ve tipped them off that you’re not really refinancing.
