I have the on-site manager that lives in the community deal with all the things that require being physically at the park.

I’m so thankful I found this site and you’re right this is a huge frustrating lesson as I saw this coming a mile away when I wanted to purchase but unfortunately it’s very much a seller’s market in Miami and I only wanted this property.  

All of the auction sites such as Hubzu,Auction, Xome and H&M operate similarly.

Have you done any of the direct mailing or just in general have you contacted property owners just from getting their info of the county tax site?

I’ve used these with success:cozy.co (cross posts to realtor.com and one other site I don’t recall offhand).
