My friend told me the tenant got really nervous when the landlord wanted to keep inspecting the bedrooms- the landlord suspected some sort of illegal activity was occuring. 

With the turnover from military families occurring every 2-3 years it is difficult to determine what they are looking for in that short amount of time.

To try to help with your question - here are some points I would suggest:Transition time - the transition from previous owner to new owner occurs at closing not before so if you were my client ( I'm a Realtor) I would advise that you do your best to ensure that any disruption caused to the tenants during the transaction period be kept to a minimum - your Realtor can assist with this - request that contractors that need to work on the transaction - inspectors, termite companies, roofers etc. visit at the same time. 

If your messaging is simple and you can associate it with something that is common and likely to occur with your target, then you'll likely have success through it.  

I had this instance occur with a washing machine.

Make sure you have confirmed all holding costs yourself and plug in an increase in both city & county property taxes that will occur most likely the year after you close on your purchase.

This agreement is subject to a satisfactory home inspection by Landlord to assess any tenant damage occurring prior to this agreement.  

If the person I’m living with doesn’t know I’m the landlord’s daughter, are there any legal issues that could occur if they find out? 

We can make exceptions if weather delays or other delays occur outside the control of the home owner or contractor , like Building Permit delays.

Be sure to document the process and file a police report. last thing you want is for an injury or damage to occur that you are liable for!
