Well thanks everyone I resolved the issueI went by the property todayThe tenant purchased a lawn mower and actually did a pretty decent job of cutting back the ivy and grass and getting rid of the 20 tons of pine needlesSo I agreed to pay him 50 for the past four monthsand worked out an arrangement taking into consideration the shade and the growth seasons.I wrote up a working contract that separates what he does with the lawn from his tenancy.

Houma is #104 on the Forbes list for "Best Small Places for Business and Careers" and #23 for "Job Growth" It is close enough to New Orleans that I can still benefit from that area as well ranked #29 on the Forbes list for "Best places for Business and Careers" and was Forbes's 2012 fastest growing city.Not the best numbers but good enough that thinking about getting into real estate investing in the area just made sense.

When you hit the mark then many people move most of the real estate portfolio to safer returns in the high single digits instead of anything risky in the double digits.I like to maintain liquidity right now for my business and growth.
