Multifamilies are a fantastic means of producing cash flow, and while they might have a higher price tag, the more units you can get under one roof, the lower the cost per unit often tends to be. 

Aside from that, though - I think that Jacksonville is a fantastic market with something for everyone.  

Although Dallas has a fantastic economy and growing population, it also has some of the highest property taxes and insurance rates in the nation making cash flow and ROI quite week.
