My rule of thumb is to go ahead and tack on about 2% of the value of the home as an expense for property taxes.I have gone through the property tax valuation protest process which is fairly painless and easy when I think the county Central Appraisal District clearly has it wrong, but otherwise don't bother.

However, last week (and a little bit out of the blue) we just had a great opportunity pop up for a home and some land in the school district that the kids attend, and it came at a bargain due to a combination of some work that needed to be done, the fact that it likely wouldn't pass an inspection for an FHA loan easily, the season, and the direction interest rates are moving.

My cash flow is reduced since my property taxes increased (the county figured out I was renting it out and not living in it) but I'm keeping the house since I can't buy a house in a nice suburb surrounded by larger more expensive homes with a good school district for $140,000 anywhere in the Midwest now.
