What Class is this neighborhood? 66102, Wyandotte County

Hey guys,

I'm an out of state investor and what I'm quickly finding out about KCK / KCMO is that it seems very neighborhood by neighborhood.

I'm potentially bidding on a property in the below neighborhood. The number make sense and the property is lower priced, needs some TLC so I'll have to do some rehabs. Its MFH and the rents are around $500/unit right now, and is underpriced according to my broker (can get to $700 range with some rehab)

Its in Wyandotte county and it looks like a Class C neighborhood, but I'm not too sure how to judge the neighborhood.

I don't want a bunch of problem tenants, and I'm worried about buying in a D class neighborhood and having a lot of headache.

Can anyone advise me about this general area? Is this an "avoid this area" type of place? Thank you!

We invest in 66103 and 66106 since we find that those areas are more attractive to folks seeking to be close to downtown KCMO, have larger lots, high owner-occupancy rates (80%+), and lower crime than 66102, 66101,66105, and 66104. We also live in 66106 and find it nice to have everything within 8 minutes of our personal house.
