Normally the chances of having an appraisal changed are slim without evidence, but because it's another appraisal it would have to be given some serious credit and would likely increase the cashout amount.

These suggestions may sound overboard or paranoid and hopefully you wont need to show them as any evidence but it is a very good insurance policy for when you need to show up in court.When posting a notice of eviction on the house or the noticed to vacate, take a picture of it and set your phone to time stamp it.
