Is anyone that is showing real estate for sale, rent or otherwise, using a COVID disclosure to indemnify themselves against possible litigation from would be buyers, renters etc, in the event they got COVID and decided it was your fault and now you're gonna go through the court system?

There is a difference though with 401k loan and a distribution, The Loan to my understanding is not a taxable event unless you do not repay it within the next 5-6 years.

Depending on what the event causing the breach is, the lease would terminate 5 days after the notice or a longer period in the lease or in the notice (if the notice specified more than 5 days). 

You gotta think the ones selling right now either have a loan maturing soon, have identified an "up-leg" they want to trade up for, or are spread to thin and need some sort of a liquidity event. 

This has gotten me to wonder: How common is this type of event?

As a W-2 earner and full-time RE investor/syndicator, I like knowing a similar event will be in my future at some point but "not yet, not yet..." 

I recommend going to their events to learn and network.
