You have to work your way up, and it takes time, hard work, and a deliberate progression up the experience ladder.

I'm fortunate enough to be self employed which gives me more flexibility with my time and allows me to jump out to view new listings and oversee project progress.  

I don't have them with me but I got more accurate #'s, evaluated my options, and decided to move forward with the project.

I'm curious what your progress is on this goal - you sound very much like myself at your age (especially the dreaming about Bordeaux part).

I have a system that allows me to find deals no problem and the evaluation tool is fine but it doesn't give me anything that is great to present to investors etc... 

A licensed electrician would evaluate that situation and may determine your wiring cannot sustain the load from a large compressor.  

Although not connected to real estate per se, I do have a lot of experience in planning and measuring progress, solving problems, reading and executing contracts as well as interfacing with both customers and contractors.
