@Ross McKenzie my father used to be an auto mechanic, and he dabbled in bodywork too. 

The cheapest carrier for rentals here in Atlanta is Auto Owners, but they will nit pick your property for fix ups to reduce their risk.

I had 3 of my investment properties with them, but they wouldn't renew my policies because I wouldn't move my auto and homeowners over to them (no claims, no issues, so not for any cause on my part).

The upside of seller finance is that it will typically not show up anywhere on your credit report so you could still qualify for more credit cards, an auto loan, etc.

You might need to get your policy with the same company that you currently have your auto/home insurance through. 

When I closed on the loan and saw that First Western had already filled out the auto pay forms for me for my IRA, I could have sent a kiss through the mail.
