I started with house hacking using my VA loan down here in FL and have a mix of short and long term rentals here. 

I used a mix of HELOC funds and personal funds for this, although I could have used only the HELOC. 

You can check with itrip (They have franchise owners in different local markets and I've heard good things about them generally-they are who i am going to use on 1 of my units) , vacasa ( I heard mixed reviews of them), and whomever else you can find.

So, I'm driving around potential neighborhoods, looking for my first house hack, but it's a little difficult with all the properties mixed together.

Your going to get mixed results.  

I’m guessing it’s a mix of that’s “too” much free advice, not that many people get sued (don’t hear any complaints about it on bp, and it’s most Likely very State specific since LLC are legal entities registers by State.Just get insurance and an umbrella policy.

Its just mixing the personal and business I guess is more my pet peeve.

Perhaps there's additional lag time introduced as you add more rentals to the mix? 

Education needed a kick in the butt to straighten out some issues, and it's going to be a painful journey for a while ( years, likely) but in the long-run there can be major strides forward to mix the mandatory need for tech. education vs.
