I am looking to house hack a multi-family property, preferably a duplex or triplex that is under $300K, within a 20 minute drive of Air Products. 

The property is about a 5 hour drive from us, so we are yet to view it ourselves this weekend!

Hey BP,I was wondering if anyone can help answer my question, I was driving to the beach the other day when I noticed these buildings on the intersection of Sunset Highway and Timber Road, This is in Oregon by the way, (heck let me say Portland as well so people with that keyword may be more likely to notice this post) anyhow let me just cut to the chase.

For labor, most handymen charge $40-$50/hour and often charge a flat service fee to cover their driving and shopping time.FYI: we once had a tenant call us stating that all the windows needed to be repaired.

She actually found this house on accident as she was driving to do a video walkthrough of a house that I was later outbid on, and when she sent me the info I knew she'd found what I was looking for.

During the time when pile driving was happening and the noise & shaking was particularly problematic, we included the warning in our initial response to instant bookings or inquiries and we gave the instant bookers a 48 hour cancellation grace period.No photos and no emphasizing the problem in the general description of the property but highlighting the issues after the guest has been hooked did the trick.And one other thing...

Does anyone out there have any insight on what is driving these crazy rent increases?

the prices out of reach and the cash Buyers are driving the market way to high . 

Coincidentally so is my neighbor and we're likely going to make a trip there soon to at least drive thru some of the areas. 

I’m not planning to leave anything to my kids except hopefully the knowledge and drive to be the best versions of themselves physically spiritually emotionally charitably mentally and financially.
