I was able to promote myself, I handed about at least 10 business cards, some people just came up to me and asked for one, while others I offered to give to in conversation.

Please note self promotion is not allowed.

Point being, if there are multiple reasons people might seek your property out, you will be less affected by a downturn because (hopefully) your property has protected itself with diversity.

Speaking wayyy outside my breadth of experience here, but where the risk comes in with lack of geographic diversity is a list of factors that could affect all or the majority of your company's deals/properties at the same time.
