my partner and i are looking to get started in the real estate game, primarily with flipping and rehabs. we would be investing from out of state and we understand the dedication this will take. we have been told cleveland OH & memphis TN are good places to start but have been told there is much left in those cities to get started. any recommendations or advice would be greatly appreciated. thanks!

Yeah great ideas - I've actually setup some local virtual meetups in my area just to keep people talking; and organizing everything shows people your dedication.
