I am looking for ideas for a business card focused on buying homes and offering finders fees.

I have no idea how much to ask for rent for a room she will only use half the time or so.

Do you have any idea from a broker or your own analysis what cap rates are for the market in general on similar properties?

A great tool for rent estimation is rentometer.com, but it's a good idea to check recent rental listings on padmapper.com, Craigslist, and the MLS if you have access to it to get a better idea. 

But they can give you an idea of what is possible. 

I believe that due to the address change and the company going under that this property has been lost to the world for 12 yrs and that whoever owns it probably Wells Fargo has no idea that they own it.
