I understand to compare with other homes in the area, but which site or technique are you using to gather this information?

@Shawn Connors research wholesaling articles from other Bigger Pocket members, many of the pros are more then willing to share techniques as to who they are marketing to.  

His techniques and his paperwork are spot on, and we never had any problems when it was time to take our properties out of trust and sell them.   

I know that the BRRRR technique works well with that type of loan, but hey, BiggerPockets is a great resource

Finding deals before they hit the MLS can be done by anyone, in fact if you were an agent, the effort and techniques to find off-market deals would be the same as if you hadn't gotten your license, which means again all that time and expense will have gotten you no real added advantage.
