Greetings, My wife and I have three children and three grand children and not quite 60, we have lived most of our married lives out of the USA, (Mexico and Spain) but now living in McAllen Texas,  we both have some real estate experience, owned our own company in Spain selling apartments to northern Europeans,   went well until the bust in 2007 and 2008, we also had real estate license's in Florida and lived there for 4 years,   We now are wanting to do some serious REI  and learn, network in Southern Texas,  thanks for your input.  

While leaving a legacy to my children and their children's children.

The homeowner died and the children (older adults) have ownership but haven't done anything with it.

My son did a similar journey, 2 years in Brooklyn and now a pediatric resident at El Paso Children's Hospital.  

Now I did projection planning and the daycare would net annually at $650,000.00 per after the 1st full year with a modest number of children. 

Especially the part of the population with children that are more likely to rent a SFM for 1200 a month than a young couple or couple who's children have left the nest.

We didn't even get an inspection and everything was ok-a husband/wife had lived in the house for 15 yrs, and it had been well cared for-The wife died and the husband moved out of state to be near his children.

You often find you rent to one and the next thing you know you have all there welfare children moving in with them, as well as dogs and other friends and relatives.  

We rented to Dad and the children were listed in the rental agreement as occupants as well, even though it was not their primary residence.
