The problem with this scenario for me as a property manager is having to chase owners for funds and the issue with handoffs and communication.As a property manager, it is hard enough to get tenants to pay promptly but I frequently am having to temporarily cover an owner who does not have sufficient funds.

Insurance carriers would be chasing everyone for past premiums.If you are looking for broader coverage, ask for Replacement Coverage, Special Form and Agreed Value. 6 months is the minimum you should consider, but 12-18 months is a better fit once you get to larger properties or properties that you know will run into an occupancy issue with the City due to grandfathered building charecteristics.
