I am a huge fan of having a bright door against the normal color of the house.

@Kyle Coleman thank you for the response, and yes I did try .com and .net, not a big fan of the .org or other extensions.

I think the key is the delivery - I'm not a huge fan of "We're investors so we dont offer retail" as that translates to "We're investors so we're looking to make our money off of you".Instead, I'd phrase it like, "I wish I could offer you top-dollar but as an investor I'm looking to renovate and sell this house so I need some room to make my profit. 

I'm a fan of transitioning from the residential world (1-4 units) into the commercial realm (5+ units) as values are determined differently. 

I agree with what was stated above about not over leveraging yourself which is why I’m not a huge fan of BRRRR.

@Aseebulla Niazi It's all relative...I'm personally not a fan of BRRRR for beginning investors...there are just too many pitfalls to be aware of...there is a right way to do it, but your strategy has to be tight upon acquisition.

Forcing appreciation is excellent, instant equity is fan-freakin-tastic. 5k off of list price pretty small after it sat that long, at least in my market.

Also, I've just never been a fan of single family rentals.

I am not a fan of real estate agents in the area.

An amazing backyard w/ an extended covered patio w/ 2 fans, RV gate, grassy area, fenced in pool, outdoor shower, storage house + 2 car garage w/ built in cabinets.
