People have been buying properties, fixing them up and renting for hundreds of years.

After 2 years of working on projects, networking, and putting in hundreds of offers (I had a huge spreadsheet), we were finally able to close on a 2 family in white plains.

I may be jaded though as contractors are getting $250-400ft2 in my market, and people are paying hundreds of thousands on just their kitchens.

So, I priced my place fifty dollars below that even though my place was better because it had newer, better updates.Pricing it right in November and December meant that I should have slashed the rent hundreds of dollars from what my comps had been asking just a couple of months before.

Too much would be if you watched hundreds of hours of BP content and read all the books out there and if you have not pulled trigger after all these actions, then the FEAR of "I am doing the right thing" steps in.

You probably will not get HVAC, electric or plumbing experience, but probably roofing, siding, windows, cabinets, flooring, wall builds and painting (some of it depends on your local habitat as some work will be contracted out).

When we purchase the property we will be renovating all of the units 100% so new applicances, kitchen, windows, doors, cabinets, bathrooms and balconies.

That being said, people who get wealthy through real estate get wealthy through appreciation, not a couple hundred dollars a month.
