Old, or cheap, faucets will start leaking, again potentially causing damage if stems are leaking back into the cabinet or wall.

I've seen a light rehab to mean "putting new hardware on the cabinets" to meaning, "There is no kitchen".I agree with @Jeremy Trier if you haven't done this much, I would definitely pay a contractor from the local REIA a couple hundred dollars to walk through a property or two with you.

Romex isn't rated for exposed wiring, even in cabinets. 

At a tenant turnover we added a heat pump unit, hot water tanks, new cabinets, paint, and flooring.

If your like me and want hands off work done and don't want to be picking out tile paint or cabinets ect he is willing to do it all. 

Are you responsible if the tenant falls off their chair while reaching for a dish in the cabinet?  

Only challenge was kitchen cabinets being delayed.

Cabinets are minimum 2 monthsAnd the list goes on.  

New kitchen cabinet, updating light fixture and plumbing fixture, new tile, new bathtub, freshly texture and paint.
