As a new LL , it  might be easier to pretend to be the manager if you have "nice guy syndrome" and  if you want to avoid getting burned by tenants.   

Sure enough the homeless guy's extension cords sparked a fire in the garage and burned the porch and garage on one of the buildings down. 

Daily or weekly rentals will bring in more money but you will need good systems in place or you will burn out quickly.

As of right now, my passion seems to burn for flipping houses.

I pay cash for the properties so i'm kind of worried all the time about coming back to a burned down house!

Really as a new investor I am trying to think of worst case scenerio other than them burning it down, which wouldn't be terrible 😂As for renting to college students there would be no zoning issue as it is a smaller city and probably 35% of the side of town it is on is occupied by student renters.

His injury resulted in a minor burn on his hand.The tenant had the fire department inspect the area as well as an electrician associate (the tenant works in residential restoration).

I am sure it would cause severe burns if you got it in your eyes.
