In California, it is usually standard to have specific language regarding smoke detectors due to recent legislation requiring property owners of any rental to install, maintain and test smoke alarms.Basically, smoke detectors must be operational when a tenancy is created.

I don't discriminate, I screen the animal, require registration - which implies current vaccinations or titer testing, spay/neuter, and I get a sense for the temperament.

The tenant may be testing you to see what they can get away with, and it is far better to start out on solid footing, as opposed to letting things get awkward because the tenant is trying to take advantage of you.

Also, stress test the deals more than you might have a few years ago with different scenarios to see if the deal is still a deal.

Here's what we've thought of doing (not real estate related though): Raising small-medium livestock, farming herbs and veggies, building a grow house to farm year round, growing microgreens (currently testing), raising chickens (currently doing), starting a u-pick farm (currently considering), building the property out for farm/homestead tours (this is coordinated year round by our county)...Obviously none of these are real estate related, but just ways we though to utilize the land.
