Based on the behavior you've described I don't think I'd want her in my rental anyway and would offer her a deal to return the keys and leave, but I wouldn't do this without there being a consequence to her (deposit forfeited, rent paid for the time she's had possession and possibly lease break fee).

Thanks,Ron.The IRR is simply the discount rate at which the net present value of all future cash flows from an investment = 0; or the discount rate at which the net present value of all future cash flow equals the initial investment or breaks even.Typically if you happen to have alternate investment projects the IRR could be used to compare which project to undertake.Correction though...the IRR is not always single.

This way if cycles move you have 10 year locked and breakeven occupancy is low so you can wait It out.The next 2 years are going to be record breaking for transacting in the marketplace.
