The same day we finished the installation of the floor, they told me their bathroom is clocked.

It had a new roof and AC about 5 years ago, but aside from that it needed a full kitchen, bathroom, plumbing, exterior repair, paint, floor refinishing, and windows. 

Rehabbed the entire upstairs unit - floors, bathroom, countertops, paint, closets, windows, the works!

The property is only suited for 10 students sharing kitchens and bathrooms and individual bedrooms.

Convert the Dining Room to a Bedroom and convert the Breakfast Room to a Bathroom. 

In order to make this work I would need at least a 3 bedroom house with 2 bathrooms with at least a room, bathroom, and kitchen downstairs.

New bathrooms each level.

We just spend nearly $50K in rehab which included a new breaker box, remodeled both bathrooms, retiled kitchen floor, retiled screened in porch floor, replaced cast iron plumbing with PEX and put in a french drain. 

Home has 2 full baths that I gutted and replaced tile and vanities adding double sinks and granite to each.

Clearly though I also erred in coming to this forum seeking an answer - instead of an appropriate response my post pandered to someone's vanity.
