Investment Info:

Small multi-family (2-4 units) buy & hold investment in Grand Rapids.

Purchase price: $160,000
Cash invested: $30,000

Duplex on a peaceful street in NE Grand Rapids. Rehabbing and renting the upstairs and living downstairs. Granite countertops, ripping up carpet and refinishing wood floors, New huge closets, W/D lines and new W/D units and it's on a beautiful half acre lot with awesome trees.

What made you interested in investing in this type of deal?

Building buy & hold rental portfolio.

How did you find this deal and how did you negotiate it?

It had been on the market for a while and was overlooked due to utilities not being split..

How did you finance this deal?

used private money and a home possible loan from The Treadstone mortgage company!

How did you add value to the deal?

Rehabbed the entire upstairs unit - floors, bathroom, countertops, paint, closets, windows, the works!
