I've been running into a bit of an issue gaining leads from local government authorities as far as absentee owners or inherited properties, etc.

There is no way things could be certain, but in order to argue with authorities you need a really, really great amount of knowledge and legal matters, you don't need lawyers, they don't really know in-depth on how the city building and safety works, but you will need to support your project in an engineer/building official point of view (in our case, we argued on the purpose of their requirement and the main purpose of how they serve the public).

It's a long story, but I have a loan from a relative with no documentation, and I need to make it official.

Although the complaint may go nowhere, no one wants a regulatory authority knocking on their door.

Well we are officially done and will be on the market shortly. 

Okay, I see that now, and hence no need for an LLC as the Trustee would have "check writing" authority. 

Update I did receive my monthly distribution on time I imagine they extended the loan for another 6 months although no official word
