If you did it yearly, do you find it much harder to attract tenants at a condo vs a house?

We have worked very hard to get our personal finances attractive to lenders and we are ready for our money to work as hard as we do. 

It’s the only way to achieve the returns that attract capital.The only reason 4% cap rates make any sense at all is because in some markets rents are climbing 20% or more in a year.  

It depends on where in Bethlehem your property is located as far as the quality of tenant you will attract.

It will cost more to furnish but be a more attractive place for guests to stay knowing they have the whole place to themselves.

Wanted newest nicest apartments in area to attract the better clientele.

Young professionals, baby boomers, and residents who "treat my properties like a HOME" When you start with the end in mind you end up with a portfolio full of properties that will attract your IDEAL resident.

Also, @Mel Adams what attracted/attracts you to this market vs others? 

Must have:  high speed Internet - attractive photos to make it enticing - great beds and linens - well stocked kitchen - large bathroomsNice to have - Beach location :)  - close to town - parking - hot tub - quiet and private -

Have you stayed in the big city and then compared that to a place in the country near a tourist attraction?
