You can buy houses with credit cards, but have to convert the money into cash, which costs many percentage points (unless you have a special offer from the specific CC), but once you convert to cash, you lose the points associated with spending the money.However, I do run all of my rehab projects through credit cards, and frequently have tens of thousands of dollars running through those little puppies.

Not saying its not possible but the majority of people I see doing it in this area (especially in the new buildings) are not necessarily keeping in line with their associations rules.

So, ideally that would be a cash-out refinance of your personal home to the highest LTV you can get on a conventional loan and then moving to a home that has an investment play associated with it (a house-hack or something else).
