For example, if the property purchase price is $100,000 and Scott has $10, 000 of personal funds and wants to use $90, 000 of solo 401k funds, the transaction can be structured under a tenancy in common (TIC) arrangement, resulting in Scott owning 10% of the property and his solo 401k owning the other 90%.

Arrange for the turnover as you usually do.If there are any laws in your jurisdiction that require you to notify future tenants that a death occurred on the property, then follow them.
