Thanks.just a side note, the tenant has requested first month free rental, windows coverings (not satisfied with the new blinds being provided), and free utilities for 5 days.

All the free rental software, like the one I use, hold the money for 4 to 5 days like you said.

You are only supposed to collect the HAP total and no side deals.  

You should give them a pest-free home, then make them responsible for ordinary pest control after that.I also recommend educating yourself on how to handle small pests like this, then educating your tenants to handle it themselves.
