If NO: Does this replacement decrease operating costs or add new features?

The main reason that I like it is that it maximizes your cash flow and your payment decreases as you pay it down.

I guess you also want to factor in the possible appreciation since the property price in this area isn't likely going to decrease giving the shortage in labor, materials, and housing.

I also think you get alot of owners renting inlaw suites and such in MTR which increases supply and decreases price. 

Because the risk of an actual eviction decreases as the credit score of a tenant increases.So, the odds of a tenant with a 680+ credit score not paying and having to be evicted a small.

More now since 2021 saw a large increase.2008 crash - Zero decrease in rent, no vacancies.

I totally agree with Tony that the only homes with price decreases/longer days on market we’re ones that were priced too high with no comps to support.  

The decrease in local street crime where cameras are means that true D-class areas are going to get smaller and marginal C-class areas are going to get larger.2.

I'm assuming the values decreased?  

We've increased income by $20k or so for this coming year and we will decrease expenses by about $10k by the end of year, we have 6 months saved up just working on funding the real estate side now!
