This was way harder than I thought in today's market - I was shooting for the 1% rule, and had trouble finding even that - I can't imagine finding one that fulfills the 2% rule.

I would imagine if you had listed the land under contract on the MLS as a direct listing agreement without any parcel splits or other tangible or intangible value adds, it probably would have continued to sit untouched.
