This would have to be a home with 3+ beds and 2.5+ baths preferably with a dwelling unit, near an area with a younger demographic (colleges, downtowns, etc.) and where the rent on each room rented out individually would cover a good portion of my mortgage .

Within the half mile around it (college town), there is a wide mix of SFHs, nicer apartments, and not-so-nice apartments.
