In a recently purchased SFR in which the tenants will be covering all utilities, I have been asked by the gas and electric companies to enter into a Utility Continuation Agreement so that the utilities  automatically go back into my name when the tenants move out or terminate service.

Create a Joint Venture Agreement that specifies the following: Recitals; Rights, Duties, and Responsibilities of each person/ entity entering into the agreement (Who will pay for what to include, but not limited to any down payment, holding costs such as Property Insurance Premiums, Utilities, HOA Fees if any, Rehab Materials, Contractor Labor, Loan Payments, etc.).

@Kimberly Miller find the largest possible mirrors for the bathrooms and use them...use red mulch for the landscaping of the house to give it an elegant look before entering so before they even enter it looks pretty buyers that are looking to live in the house just want a pretty looking house and thats a great way to grasp them if there driving by/see it online (usually the first picture) or when they come to view it.Also pick an elegant backsplash for the kitchen and make sure the cabinets in the kitchen are brown not any other color.

If your landlord is trying to get a money judgment against you on top of tossing you out and you go to court and bring up the lapsed license the court will not enter a money judgment against you for rent accrued.
