I recently purchased my first four unit building in Hermosa Beach.Due to the rain back in January, we had a massive leak.

This would build a great team and build up the people out there and around you out there (even with you not being there).

In most places you can only do work requiring a building permit if it is your primary residence or unless you are a licensed and insured contractor. 

My current project is to remodel two buildings in a commercial shopping center in Wimberly, Texas. 

Couple hundred bucks a door monthly cash flow, double digit ROI, and yes the prices appreciate and you build equity.

Connect with a lender who is knowledgeable in investing, a property manager, attorney, contractor, etc. to build your team in your chosen marketFinding a great investor friendly real estate agent will be important.

He has syndicated a few deals and is creating a new one to build 40 units in Tampa FL.
