Partnerships can be awesome cause they allow you to do bigger projects and more projects but keep in mind that while you might get 50% of the massive profits your also carrying 50% of the risk and debt that it takes to go after the bigger payouts.

@Charles Wang Yes, you will have to pay the $800 minimum franchise tax insofar as your S corp does not generate taxable income that would cause your franchise tax to be above $800.

I think I'm ready to ask to see a property and put a bid on it, but I'm concerned I may be missing something since the Cash Flow #s seem significantly higher (better) when using the SFH_Rental_Analysis spreadsheet than my own 'back of the envelope' calculations and since there's so much more going on in that spreadsheet than my own I'm not sure what I may be missing.The Facts:I'm looking at a property that the seller is asking about half of what Zillow estimates the property to be worth, and about $10k less than its last sold value.

I'm concerned the appraisal wouldn't come in high enough though.The other part of this is if I had a private lender loan me the down payment, can I do that?
