I am willing to go as high as $480k but obviously would like to avoid it if I could do it for much lower. 

I usually start with $300 and go up from there, there's always variables like holding cost.

Hopefully I can explain this well enough through typing but once your home is renovated with will go through the appraisal process and be compared to similar homes to get the value. 

The ARV on the entire portfolio is well above $1,000,000 and almost all units are rented to long term tenants.

Anyone here handled something like this before? 

Would like opinions on things to consider that I may not be thinking about as a rookie on conventional or DSCR loan assuming it appraises for the calculated ARV during analysis vs finding other ways to flip now.

There are a few one-off's each month as well.
