Because we have 18 other properties currently lined up waiting to have construction started, so we felt we should shed a few layers and get rid of some houses instead of flipping ourselves.

It was a 1978 house with dark oak, orange carpet in the kitchen, 7 layers of wallpaper etc.

Going by yourself you lose that extra layer of protection and help. 

Knowing the basic lingo will also help when communicating with sub contractors and other service providers.Lastly, building a quality team of people is of vital importance.
