***PLAN*** Our plan is to continue reading books and researching and practicing analyzing deals over the next year while we are gone until we get back into the states and know which market to focus on.Should we stick with this plan or just pick a market and do long term investing to start out?

Alternatively, I could shift my focus to buying SFHs (not as favorable in terms of financing, but should still be tenable).

Focus on getting a deal and figure out the title company later.

I think it's important to know that from the military side, our focus is on taking care of the service member. 

I have only been doing this for a short period of time and focus mainly on cash flow and serving the working class tenant base, but would love someone to tell me that I am going to regret it in 10 years.  

If you have equity use to pay off all credit cards, if no equity short sell and pay off smallest cc balances first and snowball to the nextGet rid of both cars, plenty of cheap beaters or if you need a nicer car for ubet/lyft then downgrade the expensive one, get a focus or civic, roll the 7k into the loan and it should at least cut the payment in halfGet rid of cable and anything that is considered a want.
